Real estate prices in Serbia have risen a lot in the last year, so the price of a square meter on the outskirts of Belgrade now reaches up to 1,300 euros, while the prices of new buildings in the city center go up to 3,500 euros per square meter, the president of the Management Board of "Real Estate Cluster" told Tanjug today. The multi-year enormous growth in real estate prices seems to be stopping, at least judging by large markets, such as Germany or the USA, where, in addition to declining traffic, prices are also falling.
Despite the expected increase in interest on loans this year, the market will not stagnate and real estate prices will fall in Serbia, said Nenad Ðorđević, the president of the Management Board of the Real Estate Cluster, today.
The average time of advertising apartments for sale in the territory of Belgrade is 66 days in old buildings, and apartments in Zemun are the most sought after.
The impact of the price increase did not bypass the construction material, for which almost twice as much money should be set aside as only half a year ago. Cement, fittings, bricks, blocks and tiles are more expensive, and all this is already shaking the real estate market, so in the last rush of price increases, prices jumped by almost 15% in just one month.
The former largest printing house in the Balkans, BIGZ, has become the property of the company "Marera Real Estate", which together with the partner company "Aleksandar gradnja" is investing in the renovation and conversion of the facility worth 20 million euros, Beobuild reported.
According to the report of the Republic Geodetic Authority on the situation on the real estate market in the first quarter of 2022, most real estate was sold in Belgrade - 7,946, 2,754 in Novi Sad, 1,036 in Nis and 648 in Kragujevac.
