The investment is led by GTC B41 d.o.o., and the development is planned to span a total gross floor area of approximately 117,000 square meters, positioning it among the larger office projects currently in preparation in Belgrade.

Location and Urban Context

The site is located between Bulevar Milutina Milankovića and Omladinskih brigada Street, opposite the Faculty of Dramatic Arts, and near the future Ministry of Interior complex. The project has already received positive location conditions from the Ministry of Construction, Transport and Infrastructure.

This area of New Belgrade is already recognized as one of the city’s most important business zones, and the ZEN by GTC project is expected to further strengthen its commercial profile.

Phased Construction: Three Office Buildings and Underground Parking

The complex will be developed in five construction phases to ensure efficient implementation:

  • Phase 1: Construction of an underground garage with technical facilities

  • Phase 2: First office building with a ground floor + 8 floors + technical level

  • Phase 3: Expansion of underground parking capacities

  • Phases 4 and 5: Two additional office buildings, including one mid-rise structure and a high-rise office tower with up to 21 floors

Upon completion, the complex will consist of three independent office buildings with a total of 1,088 parking spaces in a two-level underground garage. All above-ground areas are planned exclusively for office use.

Height and Visual Impact

Planning documentation allows buildings to reach heights of up to 100 meters, enabling the development of high-rise office towers connected by shared ground-level spaces.

Such vertical structures are expected to significantly impact the skyline of New Belgrade, an area that has undergone rapid transformation in recent years through large-scale office and mixed-use developments.

Traffic Access and Economic Integration

Access to the complex will be provided via newly planned internal roads connecting the site to the wider urban traffic network, including links toward the railway corridor and the nearby Green Heart development.

If realized according to plan, ZEN by GTC could become a new landmark business hub in New Belgrade, contributing to the continued expansion of the city’s corporate and administrative infrastructure.
