The location of the future CTPark is truly remarkable, given that it is strategically positioned 10 km from the center of Belgrade, 10 km from Belgrade Airport and only 2 km from New Belgrade.

CTPark Belgrade City, with its 135,000 square meters of space, will be the largest logistics center in Serbia, that will offer the market units of 2,500 square meters of warehouse space, with offices and exhibition space. Due to its inner-city location, excellent connection to the highway and all major city roads, the location is ideal for companies in the FMCG industry, pharmaceuticals, e-commerce, as well as for 'last mile' logistics. The first facility within this park will be habitable in the fourth quarter of next year.

CTP is also currently developing CTPark Belgrade West in Šimanovci, where four buildings with a total area of ​​over 55,000 square meters have been built and fully leased. Sika, Emmezeta and Phoenix Pharma operate in this Park, while clients Bosch and Milšped will move in at the end of the month. CTP will soon start the construction of another hall within the same park, which will be ready for occupancy in the fourth quarter of next year.

 

OVER 1.3 MILLION SQUARE QUARTERS OF A CLASS SPACE THROUGHOUT SERBIA BY THE END OF 2026

 

Since the beginning of operations in Serbia, CTP has launched numerous projects and currently has 12 finished buildings in its portfolio, with a total area of ​​over 265,000 square meters, which makes the company a market leader with a space occupancy index of 98%. Other buildings are either under construction or in the design phase, and by the end of 2026, CTP will have 1.3 million square meters in its Serbian portfolio. CTParks currently has 2,500 employees, and that number will increase to 5,000 after the completion of the current projects.

Currently the largest industrial park - CTPark Belgrade North is strategically positioned between the two largest cities in Serbia, Belgrade and Novi Sad, right next to the A1 (E75) highway. The total area of ​​the built facilities in the Park exceeds 100,000 square meters, with the possibility of expansion to over 220,000 square meters. Currently, Tehnomanija, Dijamant, Milšped, Lidl, Mercata VT are operating in this Park, while Intereuropa and Galerija Podova will move in at the end of the month. The new hall being built in this park will be habitable in the third quarter of next year.

In Novi Sad, a city considered to be one of the most important research and educational centers in Central and Eastern Europe, in 2019 CTP started developing CTPark Novi Sad, which is now home to some of the most modern factories in Europe - Continental , BMTS Nidec and Elesys. In addition to this, CTP recently acquired 2 new locations in Novi Sad. CTP is developing CTPark Novi Sad East on Kaćka Petlja itself, where it will build two buildings with a total area of ​​60,000 square meters. The first building of 25,000 square meters will be ready for occupancy in the third quarter of next year. In the Industrial Zone of Novi Sad North, CTP is developing the largest industrial park in Vojvodina - CTPark Novi Sad City on an area of ​​over 200,000 square meters of purchased land.

CTP currently owns two buildings in Kragujevac, with a total area of 55,000 square meters. Both facilities were built for the needs of the production plant of the Yanfeng company, CTP's largest client at the group level. Construction of the third Yanfeng building with a total area of over 30,000 square meters is planned to begin in November, which will increase the Park's area to 85,000 square meters.
