The hotel will be a high-category property from the InterContinental chain, which is returning to Belgrade through this project after 20 years. The hotel will be a high-rise building (2B+G+M+21) with 220 rooms and all additional amenities expected of a hotel of this category.

An investment of over €100 million in the hotel alone will bring the city a state-of-the-art property featuring a panoramic pool, a Michelin-class fine dining restaurant, abundant greenery, and modern spaces for work and leisure. Moreover, more than 200 new jobs will be created for highly qualified staff. Our ambition is to open the hotel by the end of 2026, further strengthening Serbia’s position as a leading destination in the region,” said Andrej Sovrović, Executive Board Member and CEO of Delta Hospitality.

Alongside the hotel, the complex will also feature office and residential wings. The office building (2B+G+M+13) will be a Class A facility, spanning more than 25,000 square meters, with an underground garage offering 202 parking spaces. The residential section will consist of two towers (3B+G+M+26 and 3B+G+M+13), standing 100 and 50 meters tall, connected to the hotel and its amenities via a direct passage. These will be exclusive branded residences, a popular concept in which residents enjoy access to select hotel services and numerous shared facilities.

The project also aims to meet the highest sustainability standards, employing geothermal probes, solar panels, heat pumps, and smart systems. Delta District will become the first residential complex in the region to be certified according to international WELL and LEED standards.
